2020 Property Tax

City of Berea property tax bill cards bill be mailed by October 1, 2020. Property tax bill information is also available through the Property Tax Search Portal below or contact the Berea Finance office at 859-986-7218.

The 2020 Property Tax Rates are $0.104 per $100 of assessed value. To calculate your property tax, use the following formula:

Assessed Property Value Divided By 100 Times $0.104

(Example: Property tax on a $100,00 home is calculated as 100,000 / 100 * $0.104 = $104.00)


Property Tax payments can be made via the following:

  • Online – Online payments are available using the link below. You will need to have your bill number and payment amount ready. Online payments are subject to a 2.75% convenience fee for credit cards or a $1.50 fee for ACH check payments.
  • By Mail – Payment can be mailed to 212 Chestnut Street, Berea, KY 40403. Enclose a self-addressed stamped envelop if you would a receipt mailed back to you.
  • Drop Box – Payments can be dropped in the drop box at 212 Chestnut Street next to the drive-thru window during non-office hours.
  • In Person – To reduce traffic inside the building due to COVID-19, taxes will be collected at the window inside the back door of City Hall during the months of October and November. If paying in person after November, please use the drive thru-window. Office hours are Monday – Friday, 7:30am-4:00pm. City Hall will be Closed on the following dates:
    • November 11, 26 & 27
    • December 24, 25 & 31
    • January 1, 2021

Due Dates

2% Discount if paid/postmarked by November 30, 2020
Face Amount if paid/postmarked by December 31, 2020
10% Penalty + 10% Interest per Annum if paid after December 31, 2020

Property Assessments

Assessments are prepared by the Madison County Property Valuation Administrator (PVA). Property tax rates, due dates, penalty and interest amounts are determined annually by the Berea City Council based on assessed values provided by the Madison County Property Valuation Administrator (859-623-5410). Per Kentucky Revised Statutes (KRS) the owner for a particular tax year is determined by owner of record as of January 1 of that tax year.
